Historically, Chicago has had about 3,500 new apartments delivered to the market every year. And in 2025 and 2026 that number was nearly zero.There’s good news! In 2027 about 1,500 brand new apartments are expected to be delivered across Streeterville, West Loop, and River North, and pre-leasing will begin soon.

Pre-lease simply means signing a lease for an apartment before a building is ready to move-in. This can mean visiting a leasing center to view renderings, floor plans, and material samples, or even seeing a finished model unit on a hard hat tour.Some advantages of pre-leasing:Being the first person to ever live in an apartment!A wider selection of inventory to choose fromKnowing availability further in advance since many stabilized buildings have to wait to send renewal notices to current residentsThough not a guarantee, historically new buildings have offered leasing incentives to fill occupancy quickly

There isn't an exact timeframe as some buildings launch pre-leasing in phases, others wait until construction is fully complete, and then there's the potential for delays. Pre-leasing occurs before a building is ready to welcome its first residents and it typically takes about a year (depending on the size) to stabilize, which is 90%+ occupancy. So that means you will likely be able to view apartments for your specific move-date when ready.Unlike stabilized buildings that have to wait to send out lease renewals to know upcoming availability, a brand new property knows exactly what availability is remaining and can usually hold a unit vacant up to 60-90 days.
